1. Site Take-Off / As-Built Plans

The project site and building(s) are documented via aerial scanning, hand scanning, hand measurement, and photography.  The captured data is used to produce a “As-Built” model and plans of the existing site & building. 

Having accurate As-built’s are essential to the planning and design of the project.

2. Preliminary Design & Plans

The As-built plans are used to plan out and design the desired changes. Reference images, themes, and functional use, are used to guide the design & planning process.  The Sketch team produces a combination of sketches, floor plans, and renders which form the preliminary plan set. The preliminary plans can be bid out for an approximate estimate to determine if the project is on budget.

3. Construction Plans

The final phase takes the preliminary plans to construction plans by adding addition technical specifications and building details. The As-built plans are also added to the set to show the existing building and the proposed building.

The construction plans are required for pulling the building permit. 

New Construction Process

1. Site Evaluation

For new construction, we like to start by evaluating the building lot if possible. This can be via site visit or through photographs. The lot type can have a large impact on the recommended building design. Other requirements such as setback and sideline restrictions are addressed at this time as well.

2. Preliminary Design & Plans

During this phase the Sketch design team uses the owners input to create a preliminary design of the proposed project. During this phase the design of this project is completed including interior layout and exterior design. This takes some back and forth between the owner and the designer. The end product of this phase are preliminary plans. These can be bid for an approximate estimate to determine if the project is on budget.

3. Construction Plans

The final phase takes the preliminary plans to construction plans. This typically includes:

  • Front, Rear, Left, & Right Elevations
  • Floor Plans
  • Foundation Plans
  • Roof Plan
  • Site Plan
  • Various Building Sections Plan

The construction plans are required for pulling the building permit.
